Commercial defit usually means a lease is ending, the floor has to go back to shell and the handover date is fixed.

The problem

An office floor can hold partitioned rooms, a server room, filing cabinets, joinery, carpet and a lot of cable. It all has to go by a set date, around the building's lift and loading rules.

What Crex does

  1. Look at the floor. A walk-through or photos, the floor plan and the lease end date. For buildings from before 1990, we check the asbestos register first.

  2. Plan the order. Lift and dock bookings, after-hours times and which rooms go first.

  3. Strip it out. IT goes under your data instruction, steel and cable are kept apart for recycling, and the floor is left as agreed.

What we take

What we handle

Commercial defit Melbourne: what comes out

Whole floors and tenancies, for the tenant or the landlord. The decommissioning scope checklist and office decommissioning checklist help you gather the details.

What we don't handle

Structural, electrical, plumbing or fire services work, which belongs to licensed trades.

Asbestos removal, which a licensed removalist does before we start.

Single rooms and small clear-outs.

Two ways to run it

Single handover

The whole floor in one job, against a fixed handover date. Suits an empty tenancy at lease end.

Staged defit

Floors or areas released as the business moves out over several weeks.

Melbourne service areas

Across Melbourne, Victoria, we assess collections in Braeside, Moorabbin, Dandenong South, Clayton, Mulgrave, Bayswater, Laverton and Campbellfield. Include your suburb, loading route, induction requirements and preferred window in the scope request. Collection dates follow acceptance of the material and the access plan.

Connected programmes

Keep the whole project connected.

Collection arrangements

Collection across metropolitan Melbourne, with delivery to our yard available by arrangement for business loads.
